Finding a home is like finding a needle in the haystack
for home buyers in King, Snohomish, Pierce and Thurston Counties. Inventory levels are so low that buyers are being forced into looking for finding a home farther and farther from their original desired neighborhoods. Buyers are now looking as far east as Cle Elum and are going to commute into Bellevue, and Seattle from across the Cascade Mountains. Some buyers are looking at Poulsbo and Port Townsend and will commute to Seattle via the ferry system. Sure there have always been people who choose to live in a rural area and commute into the city for work but the numbers of potential home buyers looking farther away from Seattle and Bellevue is note worthy. Pierce County is experiencing similar results. As more people bought in Tacoma and commute to Seattle more people are buying in Thurston County or rural Pierce County simply because there is no inventory available in Tacoma. Snohomish County buyers are looking to Skagit and Whatcom Counties.
What will our infrastructure do to handle the increased distances people are commuting? What will the small communities do to support the sudden increase in property values? 2016 has been a very interesting year for people finding a home in Western Washington. The needle in the haystack is real.
The Seattle Times recently posted an article about buyers moving farther afield. The article states Multiple bids and bidding far above the asking price are the norm in hot submarkets, leaving some prospective buyers demoralized.
