Finding a home is like finding a needle in the haystack

for home buyers in King, Snohomish, Pierce and Thurston Counties. Inventory levels are so low that buyers are being forced into looking for finding a home farther and farther from their original desired neighborhoods. Buyers are now looking as far east as Cle Elum and are going to commute into Bellevue, and Seattle from across the Cascade Mountains. Some buyers are looking at Poulsbo and Port Townsend and will commute to Seattle via the ferry system. Sure there have always been people who choose to live in a rural area and commute into the city for work but the numbers of potential home buyers looking farther away from Seattle and Bellevue is note worthy. Pierce County is experiencing similar results. As more people bought in Tacoma and commute to Seattle more people are buying in Thurston County or rural Pierce County simply because there is no inventory available in Tacoma. Snohomish County buyers are looking to Skagit and Whatcom Counties.

The Seattle Times recently posted an article about buyers moving farther afield. The article states Multiple bids and bidding far above the asking price are the norm in hot submarkets, leaving some prospective buyers demoralized. That is prompting some buyers to consider moving to another part of the region.

You have a lot of information available to you when it comes to buying a home. TONS of information some of it good some of it garbage. I’m hoping to share with you here 5 smart strategies you can use when you decide you want to buy the home of your dreams.

  • Do your homework before you go looking at houses. Nothing is more depressing than thinking you can afford X and you go and start looking at houses that cost X only to find out you cannot afford X. Talk to a lender first. Simply put your lender will possibly have more to do with your ability to buy the home of your dreams than ANYONE else. Yep, even real estate agents do not have as much to do with your buying ability than your lender. Find a good one, work closely with them. DO YOUR HOMEWORK.

  • Know your budget zone. Once you’ve completed your homework you need to sit down and honestly ask yourself how much are you truly comfortable with spending. Sure you may be able to qualify for X but really, really do you need to spend every last cent on a house? Look at your lifestyle and what you love to do. If buying a house means giving up everything you love to do. I recommend you wait until you have more income. Remember nobody but you will make your mortgage payment. Even if you can qualify think twice before committing to buying.
  • Figure out what is important to YOU in a house. Once again remember you and only you will be living in the house. What do you really want? What can you not live without? Know yourself and your needs before you start shopping. Buying something only to realize six months later you wanted something else is well depressing. Don’t let anyone sell you something you don’t want.
  • Find a professional real estate agent. You need find someone who can guide you through the process and help you negotiate the challenges as they crop up. And they WILL crop up. Your agent needs to be organized, educated, and up to date on current market conditions. You don’t need your cousin, or co-worker, or your buddies uncle to be your agent just because you know them. You need a PRO. Someone who can get the job done. Interview agents find one you feel comfortable with. Ask them tough questions and then LISTEN to how they respond. Remember you’re the one who is buying and making the payments for 30 years.
  • Don’t rush into anything. Even with our current hot market it is not in your best interest to rush into a decision. Now, thinking about it and not making a choice is just as bad. Review, all the information you have then ask yourself the tough question. If I don’t get this house will I be upset? If the answer is no move on. If the answer is I’m not sure. You need to think about it some more. If the answer is YES, then you need to write an offer that you will be happy with if you get it and not devastated if you don’t. Have your agent submit the offer and then you just have to wait.

Being properly prepared seems like a lot of work at first. The upfront work will position you to be able to find the right home, at the right price. You will buy the home you want and want the home you buy. That is what buying the home of YOUR dreams looks like.

Finding a home in the Evergreen State

Having grown up in Washington State, I can’t really imagine living anywhere else. I love every part of the state that I’ve visited over the years, and I’ve lived on both sides of the state. If you don’t live in Washington, that’s something you’ll have to get used to: residents of the Evergreen State always talk about the West side or the East side of the mountains. The two sides of the state are very different in many real ways.

The majority of the people living in Washington are on the West side of the state, but that doesn’t mean there aren’t thriving communities and cities on the East side of the state.
